Information from the Statistics and Census Service (DSEC) indicated that a total of 3,010 building units and parking spaces were purchased and sold in the third quarter of 2019 as per Stamp Duty record, and the total value of transactions was MOP17.48 billion, down by 16.2% and 12.8% respectively quarter-to-quarter.
Purchase and sale of residential units decreased by 383 quarter-to-quarter to 2,342 units, and the total value fell by 15.7% to MOP14.25 billion. Number of existing residential units transacted fell by 411 to 1,946, amounting to MOP11.03 billion, down by 19.9%. Transaction volume of pre-sale residential units expanded by 28 quarter-to-quarter to 396 units, and the transaction value grew by 2.6% to MOP3.22 billion.
With respect to the average price per square metre of usable area, the overall average price of residential units (MOP109,977) decreased by 0.3% quarter-to-quarter, with the prices of those in the Macao Peninsula (MOP104,711) and Coloane (MOP116,567) dropping by 4.8% and 9.5% respectively; meanwhile, the average price of residential units in Taipa (MOP122,536) rose significantly by 20.7% due to a growth of 32.7 percentage points in the proportion of relatively high-priced pre-sale residential units (44.4%) transacted in that area.
The average price per square metre of usable area of existing residential units (MOP101,439) dropped by 3.9% quarter-to-quarter. Most of the transacted units were in NATAP, with 481 units; 235 units were in Baixa da Taipa and 161 in Areia Preta & Iao Hon. The average prices per square metre were MOP141,718, MOP99,949 and MOP88,765 respectively.
As regards pre-sale residential units, the average price per square metre of usable area grew by 12.5% quarter-to-quarter to MOP153,090. There were 187 transacted units in Cidade e Hipódromo da Taipa, 81 in Coloane and 43 in Baixa da Taipa; the respective average prices per square metre were MOP181,840, MOP123,845 and MOP154,001.
The average prices per square metre of office units (MOP115,784) and industrial units (MOP59,673) went up by 13.1% and 7.5% respectively quarter-to-quarter.
In the third quarter, there were 3,554 real estate purchase and sale contracts signed, and the number of properties involved (3,760) increased by 38.0% quarter-to-quarter. Meanwhile, 3,698 mortgage contracts were signed, and the number of properties involved (4,714) fell by 5.8%.
As regards construction in the private sector, there were 8,588 residential units in the design stage, 4,144 under construction and 1,750 under inspection as at the end of the third quarter. During the quarter, 191 residential units were issued the construction permit, and 52.4% of them were studio flats. Meanwhile, 1,970 residential units were issued the licence of use, with two-bedroom, three-bedroom and one-bedroom units comprising 36.9%, 24.2% and 22.8% of the total respectively.
