Information from the Statistics and Census Service (DSEC) indicated that a total of 2,731 building units and parking spaces were purchased and sold in the second quarter of 2021 as per Stamp Duty record, and the total value of transactions was MOP15.99 billion, up by 37.4% and 52.0% respectively quarter-to-quarter.
Purchase and sale of residential units increased by 623 quarter-to-quarter to 1,933 units, and the total value went up by 61.6% to MOP13.69 billion. Number of existing residential units transacted (1,807 units) grew by 53.3% and the transaction value (MOP12.70 billion) swelled by 72.4%. On the other hand, transaction volume (126 units) and value (MOP0.99 billion) of pre-sale residential units dropped by 3.8% and 10.4% respectively quarter-to-quarter.
With respect to the average price per square metre of usable area, the overall average price of residential units increased by 5.2% quarter-to-quarter to MOP105,412, with the average prices of those in the Macao Peninsula (MOP103,603), Taipa (MOP105,808) and Coloane (MOP119,127) rising by 5.9%, 2.1% and 10.5% respectively.
The average price per square metre of existing residential units rose by 7.9% quarter-to-quarter to MOP102,928. The transacted units were mainly in Baixa da Taipa (355 units), NATAP (244 units) and Areia Preta & Iao Hon (129 units), and the respective average prices per square metre were MOP107,059, MOP118,384 and MOP102,244.
As regards pre-sale residential units, the average price per square metre increased by 1.8% quarter-to-quarter to MOP152,404; the average prices of those in Coloane (55 units), Fai Chi Kei (29 units) and Móng Há & Reservatório (22 units) were MOP144,047, MOP168,896 and MOP160,276 respectively.
The average price per square metre of usable area of industrial units went up by 1.8% quarter-to-quarter to MOP52,555, while that of office units decreased by 6.7% to MOP105,733.
In the second quarter, there were 3,345 real estate purchase and sale contracts signed, and the number of properties involved (3,646) dropped by 1.0% quarter-to-quarter. Meanwhile, 3,049 mortgage contracts were signed, and the number of properties involved (5,586) expanded by 79.3%.
As regards construction in the private sector, there were 8,964 residential units in the design stage, 2,662 under construction and 443 under inspection as at the end of the second quarter. During the quarter, 39 residential units were issued the construction permit and 38 of them were located in the Macao Peninsula; studio flats accounted for 71.8% of the total. Meanwhile, 1,297 residential units were issued the licence of use, of which 1,282 were situated in Coloane; studio flats and one-bedroom units made up 54.6% and 28.0% of the total respectively.
