Private Sector Construction and Real Estate Transaction for the 4th Quarter 2010


Information from the Statistics and Census Service (DSEC) indicated that a total of 8,818 building units were purchased and sold at MOP19.37 billion in the fourth quarter of 2010 according to Stamp Duty records, up by 51.0% and 83.3% respectively quarter-to-quarter. There were 5,084 residential units amounting to MOP16.00 billion, up by 39.3% and 94.7% respectively over the previous quarter, of which 1,567 residential units were purchased and sold under Intermediate Transfer of Title, up by 59.9% quarter-to-quarter, and the total value surged by 1.5 times to MOP9.96 billion. In the fourth quarter of 2010, the average transaction price of all residential units amounted to MOP33,397 per square metre of usable area, up by 10.1% quarter-to-quarter. The average price of residential units in Taipa increased by 34.8% quarter-to-quarter to MOP39,876 per square metre, attributable to a lot of new units were sold at higher prices. Meanwhile, the average price of those in the Macao Peninsula stood at MOP29,664 per square metre and the price of those in Coloane was MOP64,398 per square metre, both up slightly by 0.5%. With regard to transaction of residential units under Intermediate Transfer of Title, the average price stood at MOP49,298 per square metre, up by 8.7% from the preceding quarter. For the whole year of 2010, a total of 29,617 building units valued at MOP56.75 billion were purchased and sold, up by 71.1% and 1.2 times respectively year-on-year, of which 17,989 were residential units amounting to MOP45.94 billion, up by 59.1% and 1.1 times respectively. Among the residential units, 13,528 were situated in the Macao Peninsula and 3,532 in Taipa. As regards the price of transaction, a total of 5,252 residential units were sold for over MOP1,000,000 to MOP2,000,000, and 5,209 units for MOP1,000,000 or less. Analyzed by year of completion of building, 6,722 residential units were completed in 2000 and after, with 7,089 units in 1990-1999 and 4,178 units in 1989 and before. As regards floor area of unit, 8,489 units (47.2% of total) had an area of 50 to 99.9 square metres. For 2010 as a whole, the average price of residential units increased by 33.5% year-on-year to MOP31,016 per square metre; the average price of those purchased and sold under Intermediate Transfer of Title was MOP47,534, up by 29.5%. The average price of office units rose by 5.6% over 2009 to MOP22,857 per square metre, and that of industrial units went up by 14.5% to MOP6,962 per square metre. For the whole year of 2010, a total of 12,707 cases of real estate sale and purchase contracts were made, up by 39.5% year-on-year; the number of units transacted rose by 39.7% over 2009 to 16,128. Moreover, there were 8,500 cases of residential mortgage contracts signed, up by 50.8% year-on-year. In 2010, gross floor area of buildings completed totalled 1.27 million square metres, altogether providing 4,527 units (4,066 are residential units), 5,072 parking spaces for cars and 1,753 parking spaces for motorcycles. Information on transaction of building units covers units with Stamp Duty paid in the reference quarter, while data of the Financial Services Bureau refers to residential units with application for payment of Stamp Duty made in the reference quarter; hence, direct comparison of data is inappropriate.
